IDEXA Data
Indianapolis · Marion County, Indiana

The city already publishes your leads. We refine them.

Every day, Indianapolis records unsafe buildings, code complaints, and tax-sale properties in public systems almost nobody checks. IDEXA Data watches them all, cleans up the records, and emails you the ones that match your business — every morning at 7am.

Sample leads — real records, delayed a few days

Subscribers get these same-day, filtered to their trade and ZIP codes, with owner info and full property history attached.

How it works

No scraping on your end, no government portals, no spreadsheets. Three steps, and the third one is just reading your email.

01 — WATCH

We monitor the county's records daily

City 311 distress reports, code-enforcement history back to 2010, and the Marion County tax-sale docket — pulled from official public sources every morning.

02 — REFINE

Every record is cleaned and connected

Records get matched to their property, joined with 14 years of history at that address, and summarized in plain English. A lead tells you what happened, where, and what that property's story is.

03 — DELIVER

Your filter, your inbox, 7am

Pick what you care about — distressed properties in certain ZIPs, tax-sale changes, new violation activity — and get only those leads, daily. Cancel anytime.

Questions

Where does the data come from?

Directly from official City of Indianapolis and Marion County public records — the city's 311 service-request system, the code-enforcement case archive (900,000+ cases back to 2010), and the county tax-sale docket. Every lead links back to its source record.

Is this legal?

Yes. These are public records that Indiana law makes freely available to anyone. We collect, clean, and organize them — the same records you could look up yourself at the county, if you had a few hours every day.

Can I use this for tenant or employment screening?

No. IDEXA Data is marketing and sales intelligence only. It is not a consumer report and may not be used for employment, tenant, credit, or insurance decisions or any purpose covered by the Fair Credit Reporting Act. See our terms.

What areas do you cover?

Marion County, Indiana (Indianapolis and its townships). Deep local coverage beats shallow national coverage — that's the whole point. Neighboring counties are on the roadmap.

How do I cancel?

One click from any email we send, or reply to any lead email and a human (the founder) will handle it same day. No contracts, no lock-in.
